Many property managers rely on conventional credit scores and financial metrics to screen potential tenants. Too often, this process results in reliable applicants being turned away. Liberty Rent is a second chance lease approval service, which provides denied applicants a second chance to qualify for their lease.
Here are the answers to some common questions we hear from applicants before they apply with Liberty Rent:
How do I participate in the Liberty Rent Second Chance Lease Approval Service?
If you applied for a lease at a Liberty Rent partner property but your application was denied or conditionally approved, the property may invite you to participate in the Liberty Rent program for a second chance to qualify for your lease. In this case, you will receive an invite to apply via email.
Why am I being referred to Liberty Rent?
Property managers connect you with Liberty Rent because your application has been denied or conditionally approved. Liberty Rent offers a second chance to get approved for the lease.
How does the Liberty Rent program work?
- If you do not get approved for the lease you’ve applied for, the property may send you an email invite to participate in the Liberty Rent program.
- Use the link to set up your account and fill out the application. There is a $35 application fee, which is refundable if you are not approved.
- Liberty Rent offers enhanced screening, drawing on 10 years of proven industry experience. We will look beyond your credit score to determine your eligibility for the lease.
- If approved, we will let you and the property know the good news! Upon approval, Liberty Rent will charge a one-time access fee which is equal to one month’s rent. Upon payment of the access fee, the property will issue your lease.
- Sign your lease and move in!
What is the cost?
- Our application fee is $35. If you are not approved by Liberty Rent, this fee will be refunded.
- If you are approved, Liberty Rent charges an access fee equal to one month’s rent. This fee is not a deposit. It is a payment for participation in the Liberty Rent service, which allows you to be approved for your lease. You will not be refunded for this fee when you move out of the property.
The Liberty Rent access fee is in addition to any move-in fees charged by the property.
Does Liberty Rent pay my rent for me?
No. You are responsible for paying your rent and fulfilling all obligations of your lease. The Liberty Rent access fee and application fee are in addition to any move-in fees and lease obligations the property may charge.
What happens after I’m approved by Liberty Rent?
We will email you and the property to let you know the good news! You are now eligible to sign your lease and move in! After Liberty Rent approves you, all terms and conditions of the lease are between you and the property and not the responsibility of Liberty Rent.
What happens if I’m not approved by Liberty Rent?
You can email us to request the reasons your application was not approved. You are welcome to reapply. You must find a unit at a participating property which will send you an invite to participate in the Liberty Rent Second Chance Lease Approval service. We recommend you address the reasons you were not originally approved by Liberty Rent before reapplying to increase your chances of approval.
